Party Wall Matters
To enable a building owner to carry out specific works on or adjacent to adjoining property, the Party Wall etc Act 1996 must be follow, to allow the adjoining owner a level of protection throughout the works. A notice must be served by the building owner on the adjoining owner in accordance with the procedures set out in the Party Wall etc Act 1996. We can act on behalf either the building owner or the adjoining owner. We will first give advice to our client in relation to party wall obligations under the 1996 Act, then we will develop and finalise Party Wall Awards, while carrying out interim and final inspections.
Schedules of Dilapidations / Condition
Schedules of Dilapidations and Schedules of Conditions are generally used to limit or negotiate the client's liability in various situations. These situations can include party wall issues and lease repair liability for landlords and tenants. We provide high quality detailed written Schedules, incorporating photographic evidence if requested
Commercial Rent Reviews
The majority of leases include a provision to allow for rent reviews to take place.
